Do You Need an HMO Licence in London For 3 Tenants?

 

A property with 3 or more tenants legally counts as an HMO but you are unlikely to need a mandatory HMO licence in London for just 3 tenants – even if they are not from the same family. 

However, certain local councils require an additional licence or a selective licence for 3- and 4-tenant properties in London. Selective Licences apply to all rental properties – not just HMOs – and increasingly more Councils are introducing these.
