London landlords can prepare their rental property for winter by prioritising heating, insulation and good plumbing to keep tenants safe and warm in the colder months.

As we head into winter, there is a lot for landlords to think about – from ensuring a well-heated home to avoiding dealing with unexpected surprises like frozen pipes. When landlords are proactive, they not only keep their tenants comfortable but also save money in the long run.

At J Property Management London, we’re here to guide you through it. We work with landlords across London to make sure that they’re fulfilling all their landlord responsibilities and getting the best out of their property investment. Get in touch with us today to see how we can help!

What Landlord Duties Are Most Important During Winter?

With the months getting colder, landlords must prioritise keeping their homes property heated and insulated. When homes are well-insulated, heat stays inside the home making the property more cost-efficient.

To do this, there are a few things landlords need to do to their rental properties in preparation for winter.

Get Your Boiler Serviced

Boilers require servicing at least once a year and before winter is a great time to do this. Servicing should be carried out by a Gas Safe engineer.

Bleed Radiators

Radiators need bleeding if they’re not heating the space properly. When you bleed a radiator, you release trapped air. You can tell if you need to bleed your radiators if the radiator isn’t heating up consistently across the radiator (e.g. the top stays cold but the bottom heats up).

Seal Drafts

Drafts around windows and doors let heat out of the house so must be sealed. If you have a letterbox, you should also seal this to keep  your property well insulated. Any exterior faucets should also be turned off.

Additional Insulation

Some houses, especially older properties, may need extra insulation such as loft insulation or insulation of walls or basements. In some cases, investing in something like double glazing could significantly reduce heat loss through windows and save a lot of money in the future. It will also make your home more energy-efficient, positively influencing your Energy Performance Certificate (EPC) rating.

Maintain Consistent Temperatures

During winter, it is common for condensation, damp and mould to occur from cold temperatures outside and inconsistent heating in the home. Tenants should keep a steady temperature throughout the day to avoid dealing with mould. Modern homes with smart heating systems should set a consistent temperature of minimum 15°C.

Insulate Pipes

To prevent pipes in unheated areas from freezing or even bursting, you should add extra pipe insulation or wrap them with pipe lagging. Landlords should also make sure that tenants know how to shut off the water supply in an emergency scenario.

Reverse Ceiling Fans

If you have ceiling fans fitted in your London rental property, you can reverse the direction. This pushes warm air down into the room.

Should Landlords Carry Out Property Maintenance For Their London Rental Properties Before Winter?

Yes, before winter is the best time for landlords to prepare their rental properties in London. Beyond ensuring that the house is heated, they should carry out maintenance checks on the exterior and fix any structural damage. This is a good time to check for any loose roof tiles, blocked gutters or holes in the exterior.

Holes will not only make the property colder but it could provide a convenient entrance for mice looking for warmth! Avoid a mice problem and structural problems early on and schedule regular repairs and maintenance.

What Safety Checks Should London Landlords Complete On Their Rental Properties Every Winter?

London landlords must service the boiler before winter, check the heating systems and test smoke alarms and CO2 detectors. During winter, the heating is on more – increasing the risk of carbon monoxide poisoning and fires – so these tests are essential.

Outside of the home, landlords should also check loose roof tiles, blocked gutters which could ice over and, if relevant, get a professional in to check any chimneys in the rental property.

What Should London Landlords Tell Tenants Before Winter?

At this time of year, you should check in with tenants to let them know about what to do in the case of emergencies like frozen pipes. It’s worth letting them know about their responsibilities during winter, for example maintaining a regular temperature in the home to avoid mould. If you’ve got a clear tenancy agreement in place, everyone should be aware of whose responsibilities are whose.

What Legal Or Financial Responsibilities Do London Landlords Have For Their Rental Properties In Winter?

At all times of the year, landlords are legally obligated to ensure that their property is safe and habitable for their tenants. Issues such as damp, condensation and mould are especially prevalent during winter and pose health risks for tenants so landlords should stay on top of these checks. It is also their responsibility to make sure that the home is property heated to keep tenants comfortable during the winter months.
