How Long After Buying a House Can I Rent It Out in the UK?
As a rule of thumb, expect to live in a house for 12 months after buying it before renting it out – if buying with a traditional mortgage. However, there are exceptions.
Residential mortgages: If you have bought your home with a residential mortgage, lenders will usually specify a fixed period of time that you’ll need to live in the property before renting it out. This is one of the conditions of the mortgage that you’ll need to check before securing the money.
“Consent to let”: Some lenders may offer a “consent to let” arrangement. This arrangement involves asking permission from the lender to let out your property and, depending on the lender, may require you to switch to a buy-to-let mortgage.
Buy to let mortgage: If you take out a buy-to-let mortgage, you will be able to rent out the property as soon as you have bought it.
No mortgage: For those able to buy the property outright (without the need for a mortgage) there are no limitations on how long you have to wait after buying before renting. You could rent it out from the first day that you own it if you wanted to.
How Do I Know How Long I Have to Wait After Buying a House Before Renting It Out?
You will always need to check the terms and conditions of your specific mortgage lender as every lender will have their own rules. This only applies when you are using a mortgage to buy a property as your primary residence. If you know that you are going to buy with the sole purpose of renting, you might be better off getting a buy-to-let mortgage to begin with.
Can First Time Buyers Rent Out Their Property in the UK?
In the UK, first-time buyers are restricted when it comes to renting out their purchased property if they purchased with a standard residential mortgage. If they have used a first-time buyer mortgage, these are designed for owner-occupiers (i.e. the property is occupied by the owner). Generally speaking, these buyers cannot rent out their property without changing their mortgage type or obtaining specific permissions.

What Happens If You Rent Your House Out Before You’re Allowed?
If you bought a house with a residential mortgage which explicitly states a fixed time period before you’re allowed to rent it out, you must adhere to this rule unless you ask for special permission.
Renting out your house before your mortgage lender has agreed means that you are violating the terms of your mortgage.
This could lead to costly consequences such as penalty charges, higher interest rates or loan acceleration (having to pay back your loan immediately).

In the UK, there are no restrictions on how long you have to wait after buying a property before selling it. You could sell the property immediately after purchasing as you are the official, legal owner.
However, it could cause difficulties when it comes to getting another mortgage and could also have tax implications.
Resale could also be complicated as buyers are often dubious of properties being resold too quickly.
