Crossrail 2 could be expected to boost the London rental market in relevant areas including central areas Tottenham Court Road, Kings Cross and Chelsea as well as regions in North and South London.
Following the success of Crossrail 1 (the Elizabeth Line), talks are underway about building the Crossrail 2 which will link Surrey to Hertfordshire, crossing many key areas of London along the way.
If you’re a London landlord in one of these areas, you could experience increased demand and the potential for higher rents! At J Property Management London, we help London landlords manage their properties to get the best out of their property investment – from sourcing great tenants to setting the right rental price for maximum profit. What Is Crossrail 2?
Crossrail 2 is a proposed railway crossing through London and connecting Hertfordshire to Surrey. It is expected to run from New Southgate and Broxbourne in Hertfordshire, through central London and all the way down to Wimbledon and other towns in Surrey.
It’s currently in the proposal phase and not fully confirmed but can be expected to have a huge impact on the London rental market – as the Elizabeth Line (Crossrail 1) did. The project is on pause as it awaits funding so watch this space.
If it goes ahead, it aims to bring better connectivity across London – especially travelling from northeast London to southwest London. It also hopes to relieve some of the burden on the other train lines to make existing trainlines less packed.

How Might Crossrail 2 Impact The London Rental Market?
Crossrail 2 could significantly impact the London rental market. If the Elizabeth line is anything to go by, Crossrail 2 could lead to higher demand for rentals in certain areas of London, increased property values and higher rent prices – good news for landlords! For example, Elizabeth Line stations had a 28% rise in rents from 2022-2025 (BuyAssociation).
London landlords in areas affected by Crossrail 2 could benefit from good rental yields, and new developments in these areas attracting a larger volume of tenants and higher demand – especially for properties close to the stations.
Properties in these areas still have a “low” average property price, relatively speaking compared to the rest of London but could experience huge price hikes if the Crossrail construction goes ahead. These price increases and increased rental demand could happen as early as the planning stage and then grow even further when construction finally kicks off.
Which London Areas Will Be Impacted By Crossrail 2?
Properties in multiple London areas will be impacted by Crossrail 2 including:
- Hertfordshire (including Broxbourne)
- North London (including Enfield)
- Central London areas (including Tottenham Court Road, St Pancras, Victoria, Kings Cross and Chelsea properties
- South London (including Wimbledon, Clapham Junction and Battersea rentals)
- Surrey (including Epsom and Hampton Court).
Crossrail 2 has the potential to impact all areas with a station on the new line as well as their surrounding areas. The idea that by making these areas more accessible and well-connected, they’ll become more attractive for renters, property developers and businesses.
What Are The Key Ways Crossrail 2 Could Impact The London Rental Market?
Increase Rental Demand
Renters want areas that are well-connected so there is always high demand for rentals that have great transport links.
Rent Price Hikes
When an area is more in demand, renters are also willing to pay higher rent prices. Crossrail 2 not only offers greater accessibility but will likely lead to an overall boost of certain areas, making it a more desirable place to live with more offerings for renters.
Improve Rental Yields
With relatively low property prices and potential for high rent prices, London landlords with properties in affected areas could enjoy improved rental yields.
Gentrification Of Areas
Areas on the Crossrail 2 route will be associated with new homes, property development and general regeneration for the area. With development comes new business and new offerings for local people.
Additional Landlord Requirements
With the areas changing, landlords may have additional legal requirements or may be subject to additional landlord licensing requirements. These are constantly changing so it’s always worth checking with your local borough.
