  1. What do Property Managers do?

Landlords who haven’t hired a Property Management company often ask what it is we actually do for them. We can’t speak for all Management companies as everybody offers different service but if you are a little bit confused on why people use Property Managers, we recommend reading this answer.

A property manager is a third party who is hired to handle the daily operations of your investment properties. We are specialist property managers which means we are all qualified managers and we only deal with lettings. We also only manage residential properties, not including block management.

When you hire us to manage your property, we will essentially take on the role of ‘the landlord’. We will do everything on your behalf including

  • Inspect properties before, during, and after a lease term

  1. What are your charges?

At J Property Management, we offer different services. Our most popular service is over full management service. This service costs 10% of the monthly rental income. We promise to have no hidden charges on top of this. If you have multiple properties, the monthly fee will be cheaper. If we manage multiple properties on your behalf on our full management service, the fee can be as low as 5%.

  1. How do you know what rent to charge on my property?

Like most companies, we look at similar rental properties in the area. But because we are a local company, we have extensive knowledge of the South-East London area which also plays a vital role. We strive to achieve the highest market rent for your property while minimising vacant time with our fast and proven methods to find new tenants.

  1. Do you screen prospective tenants?

Yes. At J Property Management, we believe renting to high-quality tenants saves you trouble and money down the road. That’s why we always run credit and criminal background checks and verify relevant information such as employment history and past rental information. We also get references from past landlords.

  1. Do you do property inspections throughout tenancy?

We carry out property inspections every 2-3 months.

  1. How quickly do you respond to Property Maintenance issues?

We are available to tenants 24/7 to report any issues. We will respond and react to urgent issues as soon as they are reported to us. Less urgent issues will be responded same or next day during our office hours. Our offices hours are Monday-Friday, 9am-7pm and Saturday-Sunday, 11am-4pm.

J Property Management employs reliable, trustworthy, and skilled repairmen to handle routine repairs. We work with our clients to make small repairs before they become big problems. However, if your property needs a major repair or remodel, we have long-term relationships with repair companies that provide us discounted rates. We pass on those considerable cost savings to you.

  1. Do you add a 10% ‘administration’ charge on top of maintenance costs, like most agents?

No, we will never add an administration charge. For example, if an engineer charges £90 for work, that is how much you will pay.

  1. How often will I hear from my Property Manager?

This is really up to you. Would you prefer to hear from your property manager every time something occurs with the tenancy or would you prefer them to handle situations with your best interests in mind? You can advise your property manager of your expectations to avoid confusion. Also, discuss your preferred method of communication – is it by email, your home phone, your mobile?

  1. Should I rent my property furnished?

Renting your property furnished can lead to some obvious problems of things not being looked after as well as you had hoped and also the tenants do not feel like it is their home. So generally, we advise unfurnished is the best approach.

  1. What happens if my tenant does not pay rent?

99% of tenants pay their rent without any problems but sometimes circumstances change and you may find the odd bad tenant despite rigorous checks.  There are rent guarantee policies you can take out for peace of mind – which we can discuss with you. However, if tenants do not pay their rent, we will chase them for you. This is where it is helpful to have an agent to deal with this on your behalf.   It is very important to give the correct notices on the correct dates to have a case that holds up in court if the tenant continues not to pay and you need to evict the tenant.

  1. What is the process once I decide to have you manage my home?

We will visit your home to make sure it meets our condition requirements. Then we will send you a management agreement and initiate the process of assuming management of your property.
